Misappropriation
In law, misappropriation is the intentional, illegal use of the property or funds of another person for one's own use or other unauthorized purpose, particularly by a public official, a trustee of a trust, an executor or administrator of a dead person's estate or by any person with a responsibility to care for and protect another's assets (a fiduciary duty). It is a felony, a crime punishable by a prison sentence.

- As far as Kensington is concerned, Union Bay is —- and will remain — a people place; a community surrounded by natural beauty where folks say hello to their neighbors, enjoy and have respect for the environment and take pride in their community.
Say hello to their neighbors...... Funny, the VP won't say hello. Oh, I forgot, he doesn't actually live in Union Bay, so he's not a neighbor.
- The village will also contain a seniors’ housing project, which will provide a variety of accommodation ranging from independent living to assisted care.
Is the seniors' housing part of the 'concept' or is it a definite? Would this be an upscale/expensive facility?
- This development will be the cornerstone for new water and sewage treatment systems for the local area where they do not exist today.
Cornerstone - yes, since figures published show we will be saving a whopping 17% of the cost by hooking up to KIP's treatment plant (including purchasing modules to enlarge the system to accommodate existing Union Bay).
- CMHC also alluded to continued provincial home price increases. They indicate that BC housing demand “will benefit from a pick up in momentum in the economy and higher levels of employment. On the supply side, builders will start more homes to meet this demand. Home prices will continue to trend higher in large urban markets and will result in more existing homes being listed for sale.
BC housing, which is different from Comox Valley housing. You can't compare price fluctuation in Vancouver with Union Bay.
- So what might we expect for BC new housing starts in the years to come? Well, CMHC forecasts that BC will have a 12.2% increase in 2011, followed by a 12.8% increase in 2012 and a further 9.3% increase in 2013.
Again, BC. Wow - if the prices here rose that much - it would be another miracle!
- The development will consist of walk-on waterfront home sites along the beach area to the north and along the Washer Creek Estuary where the creek meets the ocean. Behind these waterfront homes, on the benched lands to the west, home sites will be chosen that will have views of the ocean, and the 12th and 15th holes of the links portion of the golf course. Total density on this 30 acre parcel will be approximately 75 home sites, and the developer is considering a gated community for this portion of the development.
A Gated Community. Well, that just takes the cake.
