I previously provided your government with copies of the videos, but in keeping with their policies - information is not shared.
It is impossible for people to attend all the meetings, and the miniscule information provided in the minutes and the Landowners Update are inadequate.

The KIP Spin

From KIP's new website: 

Large scale developments generally meet with stiff opposition from the surrounding communities and while the Union Bay Development has some detractors, the bulk of the local community is overwhelming in support of this development.


Still shoveling the bullshit.  A little background here:  When the KIP hearings were held in Mar. 2006, the community supported the development when we were advised by Bob Long, CAO of the Comox Strathcona Regional District, Langley Lake would not even be considered as a water source.  This is a fact.

Also, in the summer of 2006 the Union Bay Residents Association, headed by  Susan Hargreaves held meetings where the members decided if the upcoming referendum to become a municipality was a 'Yes' outcome, Langley Lake would indeed be the source of water for KIP.  NOTE:  These individuals, including Jack Turner, who is not a resident of Union Bay were changing the terms presented to the Community mere months before.  


Union Bay Residents Association, Susan Hargreaves and Edda Grant wrote letters to the Regional District, made presentations, wrote letters to the local papers, Minister in charge of communities - continually stating the majority of Union Bay supported KIP.


Edda Grant continued to make the claim of the majority supporting KIP even after Brian McMahon, VP of KIP stated at UBRA's own general meeting, he agreed the residents were not given the opportunity to speak regarding the change of water source.


Funny how McMahon admitted this fact, especially since the Regional District was taken to court by BSASS for illegally changing the bylaws to use Langley Lake, and the judge ruled in favor of BSASS for exactly that reason:  The residents were not given the opportunity to speak regarding the change of water source.


McMahon never corrected Hargreaves or Grant - he allowed them to continue spreading this false information.  


Thankfully, the Union Bay Residents Association self destructed as they were clearly formed only to support KIP.  What did they ever do for the residents?  The playground equipment was moved from the school house to the Community Hall, and they can't take full credit for that!  Hargreaves, Grant and McVeigh were the cheerleaders and mouthpieces for KIP - nothing else.


As a community, we have been fed bullshit by those pushing this development.  Where are the reports showing Langley Lake has enough water to support the entire KIP development?  Look at the pictures of Langley Lake - those are stumps sticking out of the water folks.  Stumps!  Then there is the peat. 

Now KIP is considering a `gated community`.  This is not what McMahon promised years ago.  McMahon has been careful to never put any of these promises in writing. 


I`ve certainly had my eyes opened since 2006 when I was an avid supporter of KIP.  I don`t trust anything McMahon says anymore.  In the last few years many more residents have questioned McMahon`s credibility.  The guy virtually disappears and only shows up under controlled situations.  He can`t take the chance of showing up and being asked questions from the residents.  


The predator doesn`t want to give the prey any warning.


I don`t trust McMahon no matter how much he claims to care about Union Bay - he doesn`t even live here - prefers to reside outside the community by choice.  Then has the nerve to call his development The Union Bay Community.  What a slap in the face.

McMahon would love to shut me up - he won`t even speak to me.  No surprise I suppose, consider the KIP security guard told me I wasn`t welcome on KIP property because I wasn`t with them.  I never did receive it in writing as I had requested.  Funny, I have never heard of the security guard questioning those walking on the Coal Hills if they were for or against KIP.  Don`t know if the orders came from McMahon or not.


KIP will destroy this community.  The only good thing is this guy has screwed up so many times regarding the agreements and those he`s aligned with, he`s left a stack of legal documents that are ripe to challenge.  I will be contributing to the fund for the legal challenges.

The community of Union Bay belongs to the residents, and we are taking back control of our future.  We`re not going to be manipulated anymore.

Gee Brian, I guess you`ll be the next suing me for telling the truth.

Like a diamond in the rough.......excerpts from The Union Bay Community website

  • Like a diamond in the rough, Union Bay is about to be shaped and polished so all the world can be dazzled by its radiance.
What the hell is shaped and polished?  What happened to 'Supernatural British Columbia?
    • As far as Kensington is concerned, Union Bay is  —- and will remain — a people place; a community surrounded by natural beauty where folks say hello to their neighbors, enjoy and have respect for the environment and take pride in their community.
    Say hello to their neighbors......  Funny, the VP won't say hello.  Oh, I forgot, he doesn't actually live in Union Bay, so he's not a neighbor.
      • The village will also contain a seniors’ housing project, which will provide a variety of accommodation ranging from independent living to assisted care.
      Is the seniors' housing part of the 'concept' or is it a definite?  Would this be an upscale/expensive facility?  
        • This development will be the cornerstone for new water and sewage treatment systems for the local area where they do not exist today.
        Cornerstone - yes, since figures published show we will be saving a whopping 17% of the cost by hooking up to KIP's treatment plant (including purchasing modules to enlarge the system to accommodate existing Union Bay). 
        • CMHC also alluded to continued provincial home price increases.  They indicate that BC housing demand “will benefit from a pick up in momentum in the economy and higher levels of employment.  On the supply side, builders will start more homes to meet this demand.  Home prices will continue to trend higher in large urban markets and will result in more existing homes being listed for sale.
        BC housing, which is different from Comox Valley housing.  You can't compare price fluctuation in Vancouver with Union Bay.   
        • So what might we expect for BC new housing starts in the years to come?  Well, CMHC forecasts that BC will have a 12.2% increase in 2011, followed by a 12.8% increase in 2012 and a further 9.3% increase in 2013. 
        Again, BC.  Wow - if the prices here rose that much - it would be another miracle! 
        • The development will consist of walk-on waterfront home sites along the beach area to the north and along the Washer Creek Estuary where the creek meets the ocean. Behind these waterfront homes, on the benched lands to the west, home sites will be chosen that will have views of the ocean, and the 12th and 15th holes of the links portion of the golf course.  Total density on this 30 acre parcel will be approximately 75 home sites, and the developer is considering a gated community for this portion of the development.
        A Gated Community.  Well, that just takes the cake.  

        The Union Bay Community Water Source

        From what we've been told, there is sufficient water in Langley Lake to accommodate the entire Kensington Island Properties development.  It will be up to the next developer who requires water, to pay to raise the dam.


        Has anyone seen the reports verifying this new 'fact'?

        Water.  It's always been about the water.  Originally, we were told if the dam was raised, there would be sufficient water, and KIP/McMahon always stated KIP would pay the 17 or 18 million in costs.


        Suddenly, KIP have realized a multi million dollar savings because, presto - 'someone' has determined Langley Lake has far more water than anyone knew.  It's like a miracle!

        The Union Bay Community

        Let's put a stop to this development referring to itself as "The Union Bay Community".

        The Union Bay Community is already in existence.  We are not a development - we are an actual community with a history.   A history greater than Jim Youngren and Brian McMahon and/or any company they may claim as their own.


        They did not purchase the community of Union Bay, just a portion of the land.  This is a poor choice of name and shows a lack of respect from a new neighbor.  You are an addition to our existing community, not here to take it over, are you?

        Maybe this is why the VP was so preoccupied.  Not much fanfare for the launch of this website.  Maybe he didn't like my previous blog's name and needed it gone.

        This is kind of creepy, isn't it?   It's no longer Kensington Coastal Pointe - it's The Union Bay Community.  Did we just get swallowed?

        Did Jim Youngren change his plans from 1996, regarding turning it over to local developers once the zoning was changed?


        And......finally, here's more info on the Savior of Union Bay:

        Brian McMahon

        Born in Edmonton, Alberta, KIP vice-president Brian McMahon has resided in British Columbia for 38 years and made his home in the Comox Valley for the past 10. As project manager, he has an intimate knowledge of the KIP landscape and was instrumental in the revitalization of Hart/Washer Creek. He’s now a director of the Hart/Washer Creek Salmon Enhancement Society.

        McMahon has an extensive background in residential and commercial construction throughout B.C. He’s also worked under contract to the provincial government as project manager administering federal and provincial tourism programs for the province. And, while vice-president of Fairmont Hot Springs Resort, oversaw a significant expansion of the facility. During the mid 1990’s McMahon served as a negotiator during the controversial Commission on Resources and the Environment. Over the years he’s even found time to be involved in provincial politics.

        McMahon has negotiated client real estate holdings with foreign governments and, for a while, was in the aircraft modification and agricultural/aviation business in California. He’s also owned two U.S. corporations, a trade show production company and a consulting firm specializing in corporate downsizing of real estate holdings.

        What's up with KIP these days?  On April 30, 2011, I happened to be in the same building as the VP of Kensington Island  Properties, aka Kensington Coastal Pointe, aka Kensington Coastal Point, aka (some numbered company in the Yukon), aka (something to do with a numbered company in Nova Scotia) - I think.....

        I said "Hi Brian."  to the VP, and the guy ignored me.  I then asked "How come you won't talk to me?"  Again nothing.  Hmm....weird.

        Come to think of it, he didn't seem very happy that day and really didn't have anything to say at all, even when he was given the privilege of addressing the community while they gathered for another matter.  Odd, considering he knew he was going to be speaking - and yet said nothing.  Weird.

        Maybe he caught the paranoia bug that has plagued some residents recently.  Symptoms can sometimes be visible in the eye, as above.

        Been moving and without internet the last few days.  Still in Union Bay!!!!  HaHa.
